Early on January 21 at 6:30 a.m., a lone buyer purchased two units in cash at an apartment complex in Seoul’s Songpa-gu Wirye-dong. Driving an Infiniti, the individual was later identified as a SK Hynix logistics employee linked to Stellbus. Moments later, Stellbus vehicles arrived, disclosing 20 additional names for a total of 22 units. Two more complexes experienced similar rushes. The building’s prime corner soon went to another logistics team from Icheon Campus.
A 32-year-old employee at LG Energy Solution’s Ochang plant shared, “My workplace in Wangbong fueled hopes for strong appreciation, but Daedonggyo provides realistic access to major transport.” He added, “Direct hires build homes confidently, yet contract workers endure greater anxiety.”
Stellbus Stops Outshine Subway Stations
Apartments near key factory sites increasingly serve as hubs for major tech firms’ Stellbus services, attracting robust investor attention. These zones blend industrial and residential spaces, often called “company sections.”
Conglomerates deploy affiliates to acquire properties, housing workers and amplifying demand in these areas. Prominent locations include Giheung, Seongnam’s Bundang-gu, Yongin’s Sujeong-gu, Hanam Misa, and Seoul’s Wirye. Samsung Electronics’ Pyeongtaek campus and SK Hynix’s Icheon campus rely on daily Stellbus operations.
Online communities label them “Samjeon districts” and “Niks districts.” Ownership details remain obscured, complicating public scrutiny amid shared benefits.
Bundang Draws Double Incomes from Tech Staff
Bundang sees heightened activity from Samsung Electronics and SK Hynix workers. Elevated land costs persist, but combined incomes make purchases feasible.
A Yongin mid-sized firm recruiter noted, “Buyers target spots up to Stellbus stops, not just subways—Samsung and SK Hynix staff dominate.” Buyers report, “Merging incomes brings security.”
Industry experts recommend Stellbus agents for prime corporate properties. One seller remarked, “Even low-education backgrounds chased gains, but ultimately, Samsung and SK workers prevail most.” Another buyer said, “Double incomes ensure stability.” Apartment insiders stress hiring for big-firm units. Owners affirm, “Good deals abound beyond top spots; prime bargains gain value.”
Giheung Complexes Top Seoul Price Averages
Over the latest three months, six Yongin complexes averaged 46.25 million won per unit, exceeding Seoul’s 42.17 million won benchmark. Hwaseong at 33 million won and Hanam at 24.17 million won trailed.
Hanam Misa factory operator Kim Mo, 42, observed, “It shines, yet latecomers flock.” He continued, “Mid-tier one-rooms show minimal year-over-year gains compared to last year.”
