SINGAPORE: The February 2026 Build-to-Order (BTO) sales exercise will launch nearly 4,700 flats across six projects, with more than 1,300 designated as shorter waiting time flats. Officials from the Housing and Development Board (HDB) announced on January 31 that these units contribute to over 4,000 shorter waiting time flats planned for sale this year, all under three years.
Key Projects with Shorter Waiting Times
Three projects stand out for their reduced completion timelines. Tampines Bliss offers the quickest wait at one year and 11 months, marking one of the fastest developments since the introduction of shorter waiting time flats in 2018. Tampines Nova follows with two years and eight months, while Sembawang Deck expects two years and nine months. Additionally, Kim Keat Crest in Toa Payoh will have a wait of three years and one month.
HDB will also launch over 4,300 units through a parallel Sale of Balance Flats (SBF) exercise, representing a 40 percent increase from the previous commitment of 3,000 units.
Tampines Bliss and Tampines Nova
Tampines Bliss features three 10-storey residential blocks with 284 three- and four-room flats, situated between Tampines Avenue 2 and Tampines Street 22. Residents benefit from proximity to Tampines MRT and Tampines East MRT stations. Amenities include playgrounds, fitness zones, a therapeutic garden, an eating house, and a preschool. A green corridor connects the site to the Tampines Park Connector, Bedok Reservoir Park, and Pasir Ris Town Park. Nearby options encompass the Tampines Round Market and Food Centre and Simei Park.
Positioned in central Tampines, Tampines Nova includes two 14-storey blocks offering 255 two-room Flexi and four-room flats, bordered by Tampines Avenue 5, Tampines Central 8, and Tampines Concourse. Highlights feature a central courtyard with playgrounds and fitness areas, a rooftop garden for community activities, and a preschool. Easy access to Tampines Bus Interchange, Tampines MRT, and malls like Tampines Mall, Tampines 1, and Century Square is available. Cycling paths link to Sun Plaza Park, Tampines Boulevard Park, Tampines Central Park, and Sungei Tampines.
Sembawang Deck and Kim Keat Crest
In the emerging Sembawang North area, Sembawang Deck spans four blocks from 20 to 25 storeys, providing 777 two-room Flexi, three-room, four-room, and five-room flats. Bounded by Admiralty Street and Admiralty Lane, it includes a preschool, eating house, minimart, and shops. Close by are Sembawang Mart and Sun Plaza. A short bus ride reaches Bukit Canberra, a hub with an indoor sports hall, ActiveSG gym, swimming pool, polyclinic, and hawker centre. Future additions include a neighbourhood centre with retail and dining, plus a 1-hectare park featuring playgrounds and fitness stations.
Kim Keat Crest consists of four 26- to 30-storey blocks with 1,151 two-room Flexi, three-room, and four-room flats, plus a rental block, along Kim Keat Avenue and Toa Payoh East. On-site facilities cover a minimart, eating house, and shops, with further choices at Kim Keat Palm Market and Food Centre, Toa Payoh Vista Market, and Toa Payoh Town Centre. The upcoming Toa Payoh Integrated Development will add sports facilities, a polyclinic, the relocated Toa Payoh Library, and an upgraded town park. Connectivity includes Potong Pasir MRT and Toa Payoh MRT via short bus rides.
Beyond these, the February exercise includes two additional projects in Sembawang and Bukit Merah. Further details, including classification categories, will follow. In the SBF launch, over 4,300 balance flats are available, with about one in five completed and the remainder under construction.
